"We understand the developer is looking to leave a legacy behind and we want to ensure this is achieved. Our experiences enable us to take the development from concept, to building site, to an enjoyable place to live and work. The handover phase is a critical component in the timeline for the developer to achieve this and Scott, with his team, will be at the forefront to ensure everything is in place to make this a success and enhance the developer’s reputation".
The strata industry in WA needs to evolve and mature, given it is often viewed by many as lacking in sophistication with the strata manager unable to offer much towards enhancing a proposed development. Who to appoint as the strata manager is sometimes of secondary importance given everything that is going on. There is the architect, the planner, the local Council and JDAP (hopefully avoiding SAT on the way through), the engineer, the project manager, the building tender, the appointment of the builder, the lawyer, the sales contracts, oops we need a strata manager for the budget and management statement, and then there is the selling agent!
"Bellcourt looks to help enhance each development it is involved with and change the perceived view that a strata manager is of secondary importance".
Scott Bellerby, the managing director, has worked as a senior development manager for several large national and international retailers since early 2011 and is experienced in all facets of the development process. This experience, along with over seven years working as a licenced commercial property valuer and more recently as a strata manager, means we have the ability to offer significantly more to the development than other companies.
In addition to Scott, Mike Mitchell, one of our senior strata managers, has over a decade of experience managing hotels, resorts and serviced apartments, as well as Ingolf Ruttermann who has been working in the strata industry for over 12 years and has prepared the budgets and management statements for many of Perth’s premier high-rise strata complexes.
As a team we look to assist the developer along the entire development chain, as required. We can offer our diverse experiences and advise with regards to the efficient and effective design and management of any strata scheme from 10 lots to 400 lots, residential, office, retail, including taverns, we have done them all and no development is too big or too small.
Our systems allow for easy to read split budgeting, we have experience in staged developments, both within the same strata plan or separate strata plans with shared common facilities, including budgeting for cooling towers and central hot water systems. Our new web based program soon to be launched, provides individual web pages for each strata company, allowing easy access for residents to all essential information, including personal accounts history and the specifics relating to the strata development. It also allows logging of work orders and provides an excellent booking system for all of those common facilities, like boardrooms, theatres, lounges, alfresco areas, the list goes on.
